Resilient and promising: Germany’s second largest office real estate market presented itself with self-consciousness at MIPIM 2023. The Ruhr Metropolis shows resilience despite current challenges. With 911 million euros in office investments in 2022, the Ruhr region is resisting the negative trend in Germany.

With 17.4 Mio. sqm, the Ruhr Metropolis is the second largest office real estate market in Germany after Berlin with 20 Mio. sqm. Sales of office premises in the Ruhr metropolitan area in 2022 totaled around 550,000 sqm which is substantially above the 10 year average of 504,000 sqm. According to the Ruhr Real Estate Market Report 2022, investments in office real estate increased by 24 percent in 2022 compared to 2021.

In spite of increased vacancies, peak rents have shown stable to slightly upward trends so far. Big market – big demand: This also applies to logistics real estate. After all, the five million metropolis is a hub in the heart of Europe. Prime rents in the logistics asset class rose by 9.3% in 2022 compared to the previous year.
