MIPIM Awards 2023. The shortlist is out! – Industrial & Logistics

From exemplary buildings in real estate’s chief asset classes, to mixed-use and urban regeneration schemes that rewrite the rule book, the winners of the MIPIM Awards 2023 will all have one thing in common: a holistic commitment to sustainability. The jury this year will focus on projects that seek to enhance the built environment’s prospects, in line with ESG goals.

Havlog – Connecting flows

Le Havre, France

Architect: Les Ateliers 4+

Developer: PRD

Havlog is the largest logistics platform in the port area of Le Havre with state-of-the-art performance. Havlog is an exceptionally large 92,000 m² building and a multimodal road, river and rail network that combines modularity, agility and a positive environmental impact, since the platform’s roof houses a 7.35 MWp solar power plant. It has global reach and is particularly well connected to the Atlantic corridor. A true partnership between AG Real Estate, Haropa – Port du Havre and PRD, the project represents one of the largest “greenfield” projects, a gamble initiated by AG Real Estate. However, it was leased in its entirety prior to delivery and for nine years by the garden furniture retailer JJA, which is interested in its modularity and its capacity to store and handle oversized goods.

The Manufacture is not a standard factory but rather an experience that combines the needs of the most advanced industry with the desire for creativity and social emulation of a resolutely forward-looking company. The architecture is inspired by the surrounding atmospheres and geographies and the construction is made with different materials, lights and colors that reflect the impulses of nature. The Manufacture is a place for people and watchmaking that values the relationship with the environment, and offers all employees and visitors a unique experience of time. Each moment is different and unique. Located in one of the folds of the Jura, near the town of Le Locle, the factory is essentially developed on a single level. This optimizes the industrial flow while allowing a northward orientation for all watchmakers.

Panattoni Danfoss BTO

Warsaw, Poland

European industrial real estate market leader Panattoni has completed a production and business centre for Danfoss Poland. The 13,000 sqm complex of buildings together with its accompanying facilities was completed a year after the launch of construction work. On site, 350 factory workers will run 45 production lines and among other things will make systems to improve the efficiency of refrigeration units used in the food industry. This is a prime example of a relocation development for a manufacturing facility without a break in production. The development will allow Danfoss to serve clients from across the world and will also support it in its goal of reaching zero emissions by 2030. Dekpol was the general contractor.

A year after the launch of construction work, Panattoni has completed the challenging development of an office, warehouse and production facility with an area of over 13,000 sqm for Danfoss Poland – a Danish producer of energy efficient components and technologies for refrigeration, air conditioning and heating units as well as for the drive and mobile machine industries. The factory is to produce commercial and industrial cooling components. Constructing the development in Grodzisk Mazowiecki perfectly suited the activities in the company’s Mazovian campus. It had no effect on the activities of the neighbouring factory and production remained unbroken. It also allowed for the regular relocation of 45 production lines and resources from Danfoss’s factory in Denmark.

Both the new production and office building and the warehousing sections have been equipped with a wide range of energy saving solutions. Danfoss Poland uses heat recovery systems on water chillers and air compressors, which is used to heat water as well as the production hall and the offices. Heat pumps have also been used and electric boilers, which are used to make up any shortfall during peak hours of usage as well as a ventilation system with heat recuperation. An advanced BMS system will also ensure limited energy usage. Panattoni has also reinforced the roof so that solar panels can be installed.

The production facilities in the completed complex take up 10,000 sqm. The office and social facilities take up a further 2,300 sqm and 1,300 sqm is taken up by a technical building.  In the final stage, the developer also delivered over 1,500 sqm of warehouse space.  An R&D centre was also built as part of the development, which will play a key role in all of Danfoss’s future activities throughout the world. The centre developed by Panattoni has also been equipped with advanced automation systems and robots to guarantee the highest quality of products.

Passaic Logistics Center

Passaic, New Jersey, United State of America

Developer: IDI Logistics

IDI Logistics, a leading developer and manager of logistics real estate in the United States, transformed an abandoned, polluted 8-acre land site in Passaic, New Jersey into a modern, strategically located “last mile” distribution facility. For years, the site had been one of Passaic’s most derelict properties. The project required the remediation of historic CVOC, phthalates, and radioactive fill material contaminants to above state-mandated standards. The property rehabilitation was an important component of the City’s Eastside Development Plan which was launched in 2004. Completed in October 2022, Passaic Logistics Center is now a premier logistics campus containing a 10322 sqm (111,111 SF) Class-A warehouse and professionally landscaped property which enhances the surrounding area. The building was 100% leased before completion to a major home improvement retailer and will provide dozens of jobs to an economically disadvantaged community. The Passaic City Council President called the results, “a dream come true.”
