MIPIM Awards 2023. The shortlist is out! – Best New Development

From exemplary buildings in real estate’s chief asset classes, to mixed-use and urban regeneration schemes that rewrite the rule book, the winners of the MIPIM Awards 2023 will all have one thing in common: a holistic commitment to sustainability. The jury this year will focus on projects that seek to enhance the built environment’s prospects, in line with ESG goals.

From a consideration of construction and operational carbon, to climate and life cycle concerns, prizes will go chiefly to projects that best serve their end-users and wider communities while making a contribution to the economy.

The project aims at the transformation of a historically industrial site in the Confluence district of Lyon. In order to create a new urban hub, we have designed a mixed urban project, including 250 family housing units, 15000 m² of space dedicated to higher education with commercial activities on the ground floors spread over two blocks. The inclusion of environmental concerns is the guiding principle of the project and is reflected in the urban, landscape and architectural design. The environmental approach is twofold: the need to preserve our environment right from the design stage and the desire to promote an environment that serves the quality of use, life and comfort desired by the future inhabitants.

Motivated by their growth projections, in 2018 Fafetch challenged Castro Group to develop a revolutionary space together. Once the idea was embraced, the ideal location was found, the concept and the pillars of the project were developed, which gained shape through an international architectural competition. That is how what is now FUSE VALLEY was born. In addition to the FARFETCH headquarters, this development will host a hotel, amenities and offices for other companies, promoted by Castro Group. This project connects people, spaces, ideas and talents, companies and partners. Here we create a living space, to be here and to want to stay. Only then we will build a world where knowledge communes with happiness.

The development in Dalum, Odense, is on a historic industrial area. Situated on the site is Paper Factory Dalum, operating from 1874-2017. The paper factory grew to become Denmark’s largest, leaving an international footprint and was an essential workplace in the area, where it played a significant role in Dalum’s development and growth. Paper Factory Dalum is transformed with the aim of preserving historic traces and establish attractive and diverse housing with a connection to the spectacular nature surroundings and Odense River, running through the site. The river links landscape and biological interests to the area as well as cultural and historical, as it was the basis of the factory, which was powered by hydroelectricity until the 1950s. During the factory’s growth period, the industrial buildings grew together to one cohesive mass which varies in age, expression, condition and size forming the scale of the new urban development.

Roots in the Sky is Europe’s first forest building – a pioneering, inclusive, HQ office development, with the UK’s first rooftop urban forest, designed to address the challenges of our time, setting new benchmarks for sustainability and redefining the boundaries of commercial development. The transformation of a former 1960s courthouse on London’s Southbank, the 430,000 sqft all-electric building, which will be Net Zero in both construction and operation, embeds circular economy principles, whilst targeting BREEAM Outstanding, WELL Platinum and NABERS 5*. Extensive access for the community alongside unprecedented urban greening makes this building fundamentally different: a 1.4-acre rooftop forest, with 125 mature trees, 10,000 plants and 1,000 tonnes of soil, will provide cooling shade, fresh air and access to nature, allowing biodiversity to thrive. The 10,000 sqft dedicated community terrace, located in the most valuable part of the building, offers unrivalled ESG-amenity, all alongside exceptional views over the City.
