Opportunities in regional Romanian cities

At SEE Property Forum, organized by Portfolio Conferences in association with RICS, Tuesday, 7th of June, Transilvania Business is hosting the panel “Opportunities in regional Romanian cities”, with speakers from Zacaria Group, Tetarom, Brasov Business Park, Kesz Romania.

Romania is one of the very few countries in the CEE/SEE region where life does not stop beyond the capital. There are many regional cities that can offer really attractive opportunities both for developers and investors. Our panel of active real estate professionals will take a closer look at each these cities and offer an overview of the most important trends.

Jonathan Diamantino, CEO, Zacaria Group

Since 2005 Jonathan has been gradually building up the company Zacaria Group which today owns and manages over 250,000 m2 of industrial warehousing in 6 cities around the country. The company plans over the next 18 months to increase its warehousing holdings by a further 100,000m2 in 3 additional cities. Besides Industrial warehousing, Zacaria group is also heavily  involved in residential development and is currently in various phases of constructing over 440 apartments, and 320 villas in 4 locations in Romania, the majority of which however are in Bucharest. Zacaria Group is owned by the overseas investment arm of the Maltese company Alf Mizzi & Sons, which in 2015 celebrated 100 years of business.

In 2001, Cluj County Council and Mr. Viorel Găvrea founded the company that celebrates 15 years of activity this November. Tetarom Industrial Parks Cluj are the biggest operational industrial parks in Romania. Names like Nokia, Bosch, De’Longhi, Emerson, Karl Heinz Dietrich, Energobit, speak for themselves when it comes to mentioning major clients. With a portfolio of 4 industrial parks (Tetarom I-IV) and a Science Park (Tetapolis), with over 2.8 million square meters of land dedicated to investments, over 70 clients, a value of investments of over 400 million Euros and more than 5.000 jobs created, we are happy to say that in our parks we aim for Excellency!

The year of 2001 was a year of decisive significance in the history of KÉSZ. The company group fulfilled the orders placed by multinational foreign investors at home, and it also started to expand abroad. One of the most significant foreign branch offices of KÉSZ Group was opened in 2001 in Cluj-Napoca, based on the recovery and the strengthening of the investment activity experienced in Romania. We were among the first ones to enter the market and convince our partners that we were able to fulfill orders in a responsible manner, at the required quality and price level in foreign countries as well. In the first period our Romanian team undertook designing works, and it sold and installed the building structures manufactured in KÉSZ Group’s steel structure factory. In line with the changing investment tendencies, the company group’s development in Romania accelerated, too, due to the background and professional support provided by the parent company in Hungary. Presently, the Romanian branch office of KÉSZ functions as an overall constructor and provides comprehensive services in the field of constructions. As a general contractor, it has an extensive portfolio of references in the field of industrial establishments, including the complex construction of production halls, warehouses, plants and commercial buildings. The company has obtained significant experience in the installation of industrial steel structures and equipment, and in the realization of complex technologies. The experience gained and the work performed in the past has proved that similarly to the parent company, the Romanian team is also able to construct the widest range of buildings, including shopping centers, public buildings, gymnasiums, healthcare buildings, and even wellness centers. Currently, our Romanian branch office is working on the construction of the Nymphaea Thermal Wellness Center in Oradea. We are building a complex of 6 buildings and 7 outdoor pools, which will also be suitable for organizing international swimming and diving competitions.
