Skyliner on the home stretch

The most important project in the history of Karimpol Group in Europe—Skyliner, an office building built in Warsaw’s Wola district—has reached its target height of 195 meters. WARBUD, the project’s General Contractor, completed the building’s reinforced concrete structure, and a symbolic topping out ceremony was held. Currently, the most difficult works, requiring maximum precision, are carried out for the installation of facade at the highest levels and on the so-called ‘plume’.

The construction of the reinforced concrete structure of Skyliner required about 8,300 tons of steel, 50,700 cu m of concrete, and about 100 people directly involved in the reinforced concrete works: carpenters, steel fixers, crane and hook operators, among others. The building—with 44 floors and 195 meters in height, consisting of a 23-meter podium and tower—has been topped out according to an old building tradition.

For both me and the entire team, Skyliner is the most difficult building that we have implemented in our professional career so far, mainly due to its scale, height, adopted design and construction solutions. Every day we put our heart and soul into this project, and it is thanks to the passion and commitment of the whole team that we have achieved the current effect. Today I want to say ‘thank you’ to everyone involved. Without their professionalism and personal dedication, this would not have been possible. I am very proud that I can participate in the construction of this office building, which will undoubtedly become one of the icons of modern Warsaw – says Piotr Pikuła, Skyliner construction manager at Warbud.

Currently, facade works are carried out at the Skyliner construction site at the top of the building. This is the most difficult part of the project due to height, limited access and adverse weather conditions. Additionally, at this stage, works cannot be carried out from the inside, because most of the facade elements at this height no longer have access from the inside of the building. The facade is installed using a tower crane, with the assistance of rope access technicians. The final stage of facade works concerns the facade of the so-called ‘plume’, that is a cantilever wall crowning the building. The facade here will be made of scaffolding set on a sloping ceiling with a fall of over 60% and on a hanging platform. The highest scaffolding point will be over 195 meters.

For the entire Karimpol team, Skyliner’s topping out ceremony is a very sentimental moment. I observed this project closely from the very outset. From the moment when the first shovel broke ground, through pouring the foundations, building the underground part and the moment of getting out of the ground, from which the construction went up, and finally reached the target height. It is true that there is still some work ahead of us, but I can say that we are already on the home stretch – says Jarosław Prawicki, leasing director at Karimpol Polska. – I want to thank WARBUD for the highest quality of work and commitment to this project. We have worked together on many projects and it is always an exemplary cooperation, and this time it was reflected in such an unusual project as Skyliner. A huge thanks is reserved to the architects from APA Wojciechowski, who designed this wonderful office building.

Skyliner’s design is by the architectural office APA Wojciechowski. The building will offer approximately 45,000 sq m of office space, and approximately 1,500 sq m of space will be available to future tenants on each floor. The office space will include over 30 floors, and 4 floors are intended for commercial and service functions and restaurants, available to the building’s tenants and the general public. The space of over 3,500 sq m will be a place for shops, restaurants, cafes and a fitness club. In addition, at the height of 165 meters, there will be two-storey Skybar, with a panoramic view over Warsaw’s city skyline, accessible by a dedicated lift. We can take a sneak peek at the entire office space, which will soon be available to tenants, in a 120-meter showroom built on the 23rd floor of Skyliner with a view over Rondo Daszyńskiego. Skyliner is situated at Rondo Daszyńskiego in Warsaw, in the direct neighborhood of the 2nd subway line station, as well as stops of five tram lines and seven bus lines. The building’s main reception will be situated only seven meters away from the entrance to the subway station. An entrance to a five-storey underground parking lot for 430 cars will be possible from Prosta Street and in the future also from Towarowa Street. The underground parking floors will also have 300 bicycle parking places and the changing rooms with lockers for bikers. Skyliner is rated Excellent in the BREEAM certification system.
