The CEE Summit – 8th edition: With a special focus on Environment, Social and Governance

The CEE Summit is a major event in the Central & Eastern European calendar, bringing together global investors and CEE market leaders to exchange knowledge, ideas, inspiration – driving business and investment.

Analysing key topics in the wider real estate sector, city development and investment outlook, the CEE Summit provides a time-efficient update on the key markets and sectors and serves as a platform to assess the current year and look ahead to 2022 and beyond. Combining the local presence of Poland Today with the European and global reach of Real Asset Media, the CEE Summit helps investors stay on top of the fast-moving region.

A focus on ESG (Environment, Social and Governance)

“Profound changes to the business of real estate are foreseen following changing consumer demands, digitalisation and an ever-stronger ESG agenda, although the real impact is yet to be seen,” says the 2022 edition of ‘Emerging Trends in Real Estate Europe’ by ULI and PwC. ESG is here to stay, and what is beyond doubt is that the trend toward ESG investing includes the world of real estate. The impact on real estate players is significant and multi-faceted, ranging from regulatory and tax topics to strategic planning and operational decisions. But what does it actually mean for the real estate market in Poland and CEE?

Key ESG questions & discussion points:

  • What will ESG cost the real estate industry?
  • Where does ESG fit in with all the main drivers of capital markets?
  • How, and to what extent, will ESG force changes in the development model?
  • Financing green projects – how have the banks adapted, what are their lending criteria, and what are they offering?
  • Impact Investing: what is it and how can developers and investors add them to their development plans and investment portfolios.
  • ESG & construction: How is ESG changing – and continuing to change – construction methods and solutions?
  • How can developers & investors build ‘resilience’ into their projects and assets?
  • What do cities and city authorities need to do in order to prepare for ESG?
  • Will there be stranded assets in Poland & CEE, and how will they have to adapt?

Capital Markets – bouncing back
Central and Eastern Europe has been hit by the pandemic but can look ahead to 2022 with more confidence as prospects for the year ahead look positive. The economy is bouncing back from the coronavirus crisis and foreign capital is returning, as investors continue to show their interest in the market, especially in the Logistics sector. Transaction volumes reached €7.3 billion in Q1-Q3 2021, with a forecast of €11 billion for the year. Still a far cry from the €14.4 billion recorded in 2018, but a definite improvement on the lows of 2020. Poland’s investment market continued to attract significant investment activity in 2021 with an annual transaction volume of €5.9 billion. A record number (166) of transactions were closed by 80 active investors. The Summit will focus on the main opportunities and challenges for the region. It will look at capital flows, both domestic and international, and it will zoom in on specific sectors including logistics – which has seen significant interest from international investors – residential and offices. Market experts will also examine the post-pandemic prospects for retail and the hospitality sector as consumer demand gets stronger and travel restrictions are lifted.

Key capital markets questions & discussion points:

  • What are the latest global trends in workplace strategies, evolving office environments and new work patterns?
  • What are the Poland & CEE trends?
  • How has COVID affected rents, leases, demand, supply and investment deals?
  • Is there still the same demand for office space in regional cities as before the pandemic?
  • What next for retail in Poland & CEE?
  • Will the warehouse & logistics sector continue its dramatic growth? What are the new trends and future locations for the sector?
  • How deep is the potential in the PRS sector? Breaking down the sector by city in Poland and the region?
  • What changes in investor origin and profile have been seen in the last two years?
